Frequently Asked Questions
We know that buying a home is a fast-paced and stressful process, so we like to keep things simple. If you’re not quite sure how a property inspection works or what to expect on site, you’re in the right place.
Is an engineering inspection worth the money if I end up not buying the property?
Absolutely! For a few tens of thousands of forints we can uncover hidden structural defects, serious leaks or outdated installations that would cost millions to fix later.
How far ahead of the planned purchase should I book?
As soon as you are serious about buying, get in touch. As the housing market moves fast, we recommend requesting a quote in our price calculator at least 3–5 days before the planned viewing, so we can reserve an engineer for you.
Does the seller or estate agent need to be present?
The seller or their representative mainly needs to be there to let us in and give access to the utilities (e.g. meters, loft, cellar). You don’t have to be present the whole time, but we strongly recommend it, because our engineer can show you the critical points on the spot.
What professional instruments do you bring?
We don’t rely on visual inspection alone. We use state-of-the-art equipment: a thermal camera to reveal thermal bridges and insulation defects, a precision moisture meter to detect hidden damp in walls, and a laser distance meter to check exact dimensions.
Does the inspection involve any demolition or damage?
No, not at all. All our tests are completely non-destructive. We map conditions behind walls, pipework and insulation gaps with thermal imaging and digital moisture meters, so no damage is done to the property.
How long does the on-site inspection take?
Depending on the size, type and condition of the property, an average inspection takes about 1 hour. We don’t rush: we stay until every critical square metre of the house or flat has been checked thoroughly.
When and in what form do I receive the engineer’s opinion?
At the end of the inspection you get an immediate, detailed verbal assessment from the engineer, and as part of the base package we also email you a short written summary. If you order the Detailed written technical report, we send you the written opinion with photos (and the estimated costs, if you requested a renovation cost estimate) digitally within 48 hours of the visit.
Can I use the engineer’s opinion when negotiating the price?
Absolutely – that’s one of its biggest advantages! An independent engineering opinion, risk assessment and renovation cost estimate are your strongest cards when negotiating with the seller or agent. Most of our clients negotiate off several times the inspection fee by pointing to the defects found.
Are there any hidden costs on top of the quote?
No. Our prices are fully transparent: the total in our quote includes the base package, the selected add-ons and the travel fee. There is no travel fee within Budapest; outside Budapest it is calculated from the address, and the calculator shows it upfront. No surprises afterwards.
What happens if the seller cancels access at the last minute?
We know that buying a home is unpredictable and plans often change for reasons outside your control. If the seller cancels the agreed appointment, please let us know at least 24 hours before the planned visit, and we will find a new suitable date free of charge.
